A Note on LWF's Compliance Fee

List With Freedom charges a small compliance fee at closing to cover the costs of maintaining compliance with state real estate laws and MLS rules across all 47 states and DC where it operates. This fee is disclosed on the pricing page and in the listing agreement before you sign. It is not a listing commission. Platinum and Platinum+ plans pay 0.25% at closing, and the Gold plan pays 0.5% at closing. On a $400,000 sale, the Platinum compliance fee is $1,000 — versus $10,000 to $12,000 with a traditional listing agent. The compliance fee applies only when your home sells.

List With Freedom

For most FSBO sellers, we recommend List With Freedom. With 20+ years in business and a dedicated Listing Experience Manager, Seller Support Specialist and Closing Transaction Coordinator included on every plan, LWF bundles more support and marketing into its price across a much larger 47-state footprint. Beycome’s $99 Basic package is inexpensive with $0 due at closing, but that price mainly covers MLS access and self-service tools; sellers who want professional photos, marketing assets, or dedicated closing help need to upgrade to Enhanced or Concierge. Sellers who want support built into the price from the start should lean toward LWF; sellers comfortable managing more themselves, and located in one of Beycome’s 15 states, may find Beycome’s entry price appealing.

Narrow state coverage. Beycome's flat fee MLS service is only available in 15 states and is not on all smaller MLS’s, so most U.S. home sellers cannot use it at all regardless of price.

Dedicated support is gated behind the top tier. On the $99 and $399 packages, sellers manage negotiations and paperwork largely on their own through the dashboard and Beycome's AI assistant; a dedicated closing coordinator and negotiation support only arrive with the $999+ Concierge package.

I got the most basic package because I used to be a realtor so I knew what I was doing. I would definitely not suggest doing that if you don’t have any realtor experience. I love that it was just a flat fee and I didn’t have to pay any commissions, but there is absolutely zero help from them as far as what next steps you need to be taking. Or how to navigate things like inspections or appraisals or even setting up an appointment with the title company. A simple checklist would be nice especially for people who are unfamiliar with the process of selling a home. Their chat feature is very helpful so I would suggest making use of that.

Overall, Beycome worked really well for me. I listed my home, handled a few showings myself, and ended up closing within a month. The platform made everything simple and gave me a sense of control over the whole process. The only small downside was figuring out some of the paperwork on my own – a few clearer instructions would’ve helped. But besides that, I’m super happy with how everything turned out and I’d definitely use it again.
