Illinois sellers must disclose the known condition of their property before a contract is signed.

Here are the key things you must disclose:

Illinois Residential Real Property Disclosure Report: Required 23-question form disclosing known defects in the roof, plumbing, foundation, flooding history, and HVAC.
Radon Disclosure: Sellers must provide a radon awareness disclosure and any records of prior radon testing on the property.
Lead-Based Paint (Pre-1978 Homes): Federal requirement to disclose known lead hazards, provide an EPA pamphlet, and allow buyers up to 10 days for an inspection.
Known Material Defects: Sellers cannot conceal known issues affecting value or safety. New defects found before closing must be disclosed.
HOA Documents: Governing documents, bylaws, and applicable fees must be provided if the property is part of a homeowners association.
